Owning a MG Garage Storage Condo is an investment with the ability to build equity. You can use yourself and customize the space exactly as you want. Owning the unit also allows you to be the landlord if you wish and you can rent out your unit for cashflow, something you can’t do as a renter.

Yes. Dues covers water, exterior maintenance, general liability insurance, security camera monitoring, property management, common area maintenance (landscape & snow), & trash removal services.

The units are not for business use, but is an ideal space for storage of personal and business property. Legally, these structures can’t be used for human habitation or for any type of retail activity. Also, no sale or distribution of merchandise or service requiring customer visits can take place within the property.

Each unit is separately metered for electricity and internet/tv/phone. Each owner will establish their own account with the utility companies. Water usage is shared and paid for through the monthly HOA dues.

Most units come standard with roughed in plumbing to accommodate a private bathroom inside the unit. Finished complete restrooms are available as an upgrade. Of course all owners have access to our community bathrooms located at our clubhouse building. There will be a second set of common restrooms on site as well.

No, floor drains in the storage area are prohibited by the sewer district. Water can be squeegeed out the front door of the storage bay area.

No, individual owners and run water and sewer to the unit at their own cost.

Yes! Both Heat AND Air Conditioning are standard in each of our units. Also each unit comes with a commercial ceiling fan for air circulation.

Each unit is a separate deeded property. Individual property taxes will be assessed by the county just like any other commercial property to the property owner of record.

The Owners Association will carry an insurance policy to cover the common building elements and common areas shared by all owners. Individual owners will be responsible to carry a liability and/or property insurance policy to cover their own unit, any improvements, and the contents.

Short answer… NO. Commercial zoning does not allow any residential use.

Yes! To protect your valuables from a fire disaster all Garage Storage Condos have a monitored Fire Alarm and Fire Sprinkler system.

You bet! This is one of the best advantages of ownership, your can rent out your unit and make some income or you can sell at anytime and realize appreciation of your initial investment. Please note that any renters must follow the Rules & Regulations of the Owner Association during their tenancy.
